Florida Roofing Laws & Insurance Rules in 2026: What Homeowners Need to Know
As the new year rolls around, you may be considering all the home improvements you can make in 2026. But before you get too excited about your next roofing project, you’ll want to first understand what has changed with Florida’s roofing laws. As experts in roofing for over 40 years, we’re here to help you understand recent regulation changes and what that means for you and your home!
How Florida Roofing Laws Impact You & Your Home
When new legislation is passed regarding roofing and roof insurance, it can impact building requirements, insurance costs, and the maintenance you may need to perform throughout the year. For example, recent Florida roofing laws are making strides in trying to reduce insurance costs and provide more protection for homeowners. However, other laws may require more stringent requirements for roofing inspections, which may increase the cost of your yearly maintenance.
That’s why we at Big D Roofing stay on top of all the recent changes to roofing laws in Florida, so we can inform you and help you make the best decisions for your roof and home.
What to Know about Florida Roofing Laws in 2026
So, how has the landscape changed in the past year, and what do you need to know going forward into 2026? Here are some of the most important things to be aware of as you plan your next roofing project this year.
What Is the 25% Roofing Rule in Florida?
In the past, there was the Florida 25 percent roof replacement rule that stated that if 25% or more of your current roof was repaired over a 12-month period, you would have to replace the entire roof and make sure it’s updated to current building codes.
However, recent changes in regulations have changed the 25% rule. Now, as long as your roof meets the 2007 (or more recent) Florida Building Code, you only need to repair the damaged portion of your roof rather than replacing the entire roof. This rule should help reduce average roofing costs and may even help reduce insurance costs.
Can Insurance Drop You for Roof Age in Florida?
There have always been age limits for roofs and what insurance will cover. However, recent Florida roof insurance laws now allow insurance companies to stop covering roofs that are 15 years or older.
On the flip side, if your roof is under 15 years old, insurance companies are required to cover you as long as you meet all other roofing requirements. For an older roof, insurance companies still must let you get a thorough roofing inspection to determine if your roof has at least 5 more years of life.
New Protections for Homeowners Against Roof Scams
For years, roof insurance scams have been a problem in Florida, especially after major hurricanes. But with State Bill 2D, more protections have been put into place for vulnerable homeowners against malicious scammers. Essentially, it has become harder for roofing companies to abuse assignment of benefits (AOBs) contracts, which secure homeowners from potential scams that could lead to unexpected expenses or even a loss of insurance coverage.
